It's a good question. A council may be well within their rights to ask homeowners to pay for remediation costs, but realistically, we think it’s unlikely. So why bother with insurance? Simple: it can prevent your client’s dream buy from becoming a nightmare purchase.
The fact is, dozens of properties are being added to the Local Authorities’ Public Registers of Contaminated Land every week, and this will be revealed in any subsequent environmental report. Until prolonged investigations are completed, those houses will have a serious blight problem.
This, as much as the risk of contaminated land itself, is the frightening scenario facing thousands of future homeowners. And imagine their reaction if, as a result of it being placed on the register, the house won’t sell for its true worth, with its value severely compromised.
