Potential Liability (our 'comfort' policy)
When a search has been carried out and revealed that there may be a liability, our 'comfort' option offers a policy that protects the homeowner should the local church decide to make a claim.
There are two options available under our policy:
- buyer and mortgagee only
- buyer, mortgagee successors in title
Both options take into account the low risk of potential liability, and as a result, our premiums are extremely competitive. For example, our buyer and mortgagee policy costs just £35 (inclusive of insurance premium tax) for a limit of indemnity of £100000.
Identified Liability
In some cases, searches or title deeds can reveal a definite liability, meaning the local church has a right to seek money from the homeowner to repair the chancel. Subject to certain requirements, our Chancel Repair 'Identified' Liability Indemnity policy can provide the right cover for this situation.
No Search
If you decide not to undertake a chancel search, our 'No Search' policy provides low cost cover, protecting the insured against any loss incurred as a direct result of the local church enforcing the chancel repair liability. Cover is available for both the purchaser and mortgagee, or the mortgagee only.
